About the building
OTTO is a contemporary 4-storey residential development located at 991 McKenzie Avenue in the vibrant Quadra area of Saanich. Completed in 2019 by Casman Properties, the building features 59 sustainability-focused units designed to Built Green Gold standards. The complex offers a unique mix of modern condos, mezzanine lofts, and townhomes, all centered around a shared courtyard and urban garden plots.
Otto was designed by CEI Architecture for Casman Properties, with HDR handling sustainability design, and it was built from 2017 to 2019 as a wood-frame building of four storeys over a single underground level: 53 condominiums and six three-level townhomes that face McKenzie Avenue and are scaled to match the houses nearby. Condominiums run from studios of about 440 square feet to two-bedrooms of 915, the townhomes about 1,230 to 1,270, and the fourth-floor lofts have mezzanine levels; the project targeted Built Green Gold and includes rain gardens and EV charging, and it borders Annie Park.
Suites have nine-foot ceilings, ductless heat pumps for heating and cooling, quartz counters and in-suite laundry. Strata fees and pet rules were not reported in recent listings. Uptown is a fifteen-minute walk and the McKenzie Avenue buses run to UVic.
