The Balance at Dockside Green is a nine- or ten-storey concrete-and-steel building located at 379 Tyee Road in Victoria West. Built in 2009, this LEED Platinum-certified building is a model of sustainable design, featuring an on-site wastewater treatment facility and a district energy system for heating. The building at 379 Tyee Road is Balance, the second phase of Dockside Green, developed by Dockside Green Ltd., the Windmill West and Vancity partnership, designed by Busby Perkins+Will and built by Farmer Construction; it is a steel-and-concrete building with a 2009 completion, and listings at 373 Tyee are marketed under the same name, which is why unit counts for the address range from 86 to 154 in different records, and sources give nine or ten storeys. The whole development is certified LEED Platinum: heat comes from the on-site biomass energy plant, wastewater is treated on site and reclaimed for toilets and irrigation, the concrete used 40 per cent fly ash, and the suites have fresh-air ventilation with heat recovery.
Suites have nine-foot ceilings, bamboo floors and granite counters, with kayak and bike storage and lockers below; a 650-square-foot one-bedroom carried a strata fee of about $400 a month and an 1,130-square-foot two-bedroom about $690. The strata allows cats, dogs, birds and aquariums, and the building has an exercise room. The Galloping Goose and the Johnson Street Bridge are at the door.
