Florence Lake is an MLS sub-area in the north of Langford around the lake of the same name, between Millstream Road and Florence Lake Road near the Trans-Canada Highway. The lake is one of three in Langford stocked with trout, and the Strachan Trail circles its shore; Mill Hill Regional Park rises to the east and Thetis Lake Regional Park is just across the highway. The boundary is not published, so listings in this sub-area generally sit on the roads around the lake and up toward Bear Mountain Parkway.
Housing is varied. Hidden Valley on Florence Lake Road is a long-established manufactured-home community that produces some of the lowest-priced strata listings in Greater Victoria, and the surrounding streets hold detached homes, newer townhouses and a few small condominium buildings. Millstream Village and the Costco and Home Depot stores on Millstream Road are the nearest shopping, and the Langford core is five minutes by car. Highway access is immediate, which makes the drive downtown about twenty minutes, and Langford Exchange and the Route 95 RapidBus are a short drive south.
