Is there a cost to working with you?
Not for buyers. Realtor commission in BC is paid by the seller, out of the
proceeds of the sale. You're free to talk to us, tour buildings with us, and
get our market read at no cost. If you decide we're not the right fit, no
hard feelings.
How current is the data on this site?
Building data — strata fees, units, year built, rules — is hand-maintained
and updated whenever we visit a building or speak with a strata council.
Listings come direct from VIREB and VREB MLS feeds and refresh roughly every hour.
Do I have to sign anything to get a tour?
In BC we're required to sign a Designated Agency Agreement before showing
you a property — but it can be a one-day, one-property agreement.
No long contracts, no exclusivity unless you want it.
Can you help with pre-sales / new construction?
Yes — and we strongly recommend having representation when buying pre-sale.
The developer's sales rep works for the developer, not you. We attend openings,
read the disclosure statement, and flag the gotchas (assignment restrictions,
deposit structures, GST treatment).
I'm not from Victoria. Can you help me move here?
Yes. If you are relocating to Victoria, tell us where you are moving from
and your timeline, and a realtor can arrange video tours of buildings and
talk you through the neighbourhoods.
