Utopia was marketed as The Residences at Utopia, a four-storey wood-frame building by Wensley Architecture with ground-floor commercial space at Jacklin Road and Orono Avenue. Construction stalled after the 2008 downturn and resumed in 2011, with completion in 2012 and presale prices from about $219,000 to $279,000. The 90 homes run from one to three bedrooms, with nine-foot ceilings on the standard floors and top-floor lofts under 17-foot vaulted ceilings; finishes include quartz counters, soft-close cabinets and heated ensuite floors, and heating is electric baseboard with heat pumps for cooling in at least some suites.
The stone-faced building has an elevator, fob entry, bike storage and lockers, with surface parking at one stall per home. An 865-square-foot top-floor two-bedroom carried a strata fee of about $410 a month, covering building insurance, water, garbage, management and grounds, and the strata allows pets of all sizes. The original developer could not be confirmed from public records.

Langford Proper is the MLS name for the centre of the City of Langford: the Goldstream Avenue strip, Station Avenue, Claude Road and the blocks around Veterans Memorial Park and Langford Lake. Langford Exchange is the West Shore transit hub, and the Route 95 RapidBus runs from there to the Legislature about every fifteen minutes; the Galloping Goose crosses the city, and the drive downtown is about twenty minutes outside rush hour.
