The Grand was built by Gordon 'N' Gordon, the Langford builder founded in 1986 by brothers Stew and Brad Gordon, with WA Architects as architect and the builder's in-house team on interiors. The wood-frame building offers nine floor plans across one-bedroom, two-bedroom and two-bedroom-and-den layouts of about 480 to 870 square feet; one source counts 83 homes rather than 84.
Each home has a heat pump for the main living areas with baseboard heat elsewhere, an electric fireplace, vinyl plank flooring, quartz counters, a gas range, and a front-load washer with a ductless dryer. The underground parkade has an EV-ready stall for every home plus 21 visitor stalls and storage for 88 bikes. A shared gym, co-working stations, a pet wash and a 1,477-square-foot landscaped outdoor area round out the amenities. Goldstream Village, with Fairway Market, the library and three pharmacies, is a five-minute walk; the E&N Rail Trail runs along the north side of the site and the Galloping Goose is about seven minutes away.
About Fairway
Fairway is an MLS sub-area in Langford named for Fairway Avenue, the street that runs between Goldstream Avenue and the Royal Colwood Golf Club. It covers the eastern stretch of the Goldstream Avenue corridor near the Colwood boundary, distinct from the Station Avenue and Claude Road core that listings call Langford Proper; the boundary is not published, so treat it as the Goldstream corridor east of the downtown blocks. It should not be confused with the fairway-side streets at Bear Mountain.
Most of the housing is four-storey wood-frame condominium built in the 2000s along Goldstream Avenue, including Fairway Green at 608 Fairway Avenue, an 82-unit building from 2009 that backs onto the golf course, and McConnell Place at 655 Goldstream from 2007, with other buildings at 751, 755, 821, 825, 844 and 866 Goldstream. Royal Colwood, an A.V. Macan course from 1913, is private, but its trees give the neighbourhood its character. The Goldstream Avenue shops and Veterans Memorial Park are a few minutes' walk west, the Galloping Goose and Glen Lake are close, and Thetis Lake and Westshore Town Centre are a short drive. Langford Exchange and the Route 95 RapidBus are the transit links; downtown is twenty to twenty-five minutes by car.
