About the building
2600 Ferguson Rd (Waters Edge Village) is a low-rise, age-restricted (55+) strata complex on Saanichton Bay in Central Saanich. Built in 1986, the development contains a mix of townhome and apartment-style strata lots with shared amenities (pool, rec room, sauna/hot tub) and ocean views from many units. The complex is popular with retirees thanks to its waterfront location, on-site recreation facilities and proximity to Sidney, ferry terminals and local services. Strata plan and listing data show roughly 70 suites in the development.
The complex at 2600 Ferguson Road is Waters Edge Village, a 55-plus community in two parts: townhouse-style homes with fenced yards and garages built in 1986 and 1987, which had new roofs in 2022, and four-storey apartment blocks from 1989 and 1990 with elevators, underground parking, in-suite laundry and ocean views. Because it is divided into sections, the strata records show only a fragment of the whole, and the total number of homes above should be treated as approximate. The shared facilities are extensive: an indoor pool, hot tub and sauna, a fitness room, library, tennis court, putting green, clubhouse, guest suite, hobby room and seaside paths.
Strata fees run around $530 a month on the townhouse side and $710 to $745 in the apartment buildings, covering building insurance, water, garbage, management, the recreation facilities and grounds. Townhome heating is by heat pump, apartments by electric baseboard. Pet rules differ between sections, with the townhouses allowing a dog or cat and some apartment listings reporting no pets, so confirm the bylaw for the section you are buying into.
About Turgoose
Turgoose is an MLS sub-area in Central Saanich on the east side of the Saanich Peninsula, named for Turgoose Point on the northwest shore of Saanichton Bay. The name comes from William Turgoose, an English-born farmer who arrived with the Cariboo gold rush and farmed more than 200 hectares here from about 1865. Listings in the sub-area sit along Ferguson Road, Lancelot Place and the streets between the highway and the bay, including the large strata community at 2600 Ferguson Road; the boundary is not published, so treat it as the shoreline side of Saanichton.
Housing is mostly detached, with strata townhomes and a small number of low-rise condominium buildings, many of them aimed at downsizers who want a quieter setting than Sidney. Saanichton Bay Park and Island View Beach Regional Park are the local waterfront, with the Lochside Trail running along the old rail line, and the shops, pub and services of Saanichton village are a few minutes west. The Pat Bay Highway is close at hand, putting the airport about five minutes away, the ferries about fifteen and downtown Victoria 25 to 30 minutes. Route 75 from Saanichton is the main transit link.
