About the building
Meadowview Court is a low-rise, well-maintained strata condominium located at 7865 Patterson Road in Saanichton (Central Saanich). The three-storey complex was completed in the mid-1990s and comprises about 20 suites, many of which are 1– and 2-bedroom layouts with practical floor plans, balconies and onsite parking. Its location places residents a short walk from Saanichton village amenities, transit, and waterfront access, making it popular with downsizers and first-time buyers. Commonly reported strata amenities include yard maintenance, water, insurance and building management services.
Meadowview Court is registered as strata plan VIS3600, a stucco building on a concrete foundation with an asphalt-shingle roof and an elevator, and listings give the year as 1995 rather than 1994. Two-bedroom suites run about 1,085 square feet; corner plans have a balcony off the kitchen, top-floor homes have gas fireplaces, and parking is covered with separate storage and visitor stalls. Listings describe a strata that welcomes children, pets and barbecues, and homes come up rarely, with one 2025 listing the first in more than 18 months.
The strata fee covers building insurance, water, garbage, management and grounds. Keating Elementary, Stelly's Secondary, Thrifty Foods, Centennial Park and the Saanich Fairgrounds are all close, and the Saanich Peninsula Hospital is a few minutes away. No developer surfaced in public records.
About Saanichton
Saanichton is the village centre of the District of Central Saanich, about 22 kilometres north of downtown Victoria at Mount Newton Cross Road and East Saanich Road, west of the Pat Bay Highway. It is roughly 25 to 30 minutes from downtown, five minutes from the airport and fifteen from the Swartz Bay ferries, which makes it the most convenient of the peninsula villages for commuters. The Tsawout First Nation, one of the four WSÁNEĆ communities, is immediately east across the highway.
The village has a grocery store, pharmacy, pub and the usual services along Mount Newton and East Saanich, and the District's 2020 village design plan sets a thirty-year vision for a compact, walkable core with three- to five-storey mixed-use buildings and homes above shops, so the condominium stock that is mostly low-rise today will grow. Centennial Park on Wallace Drive, the Saanich Historical Artifacts Society grounds on Lochside Drive, Island View Beach Regional Park and John Dean Provincial Park on Mount Newton are the main outdoor draws. The Lochside Trail runs through on its way from Swartz Bay to Victoria. Route 75 connects Saanichton to Royal Oak and downtown and Route 81 to Brentwood Bay, Sidney and the ferry.
