About the building
Ocean Grove is a luxury 4-storey residential building located at 3223 Selleck Way in Colwood, overlooking the Esquimalt Lagoon and the Olympic Mountains. Originally built in 2009 as part of the Aquattro development (now developed by Seacliff Properties), the building features 30 upscale residences with amenities such as geothermal heating and cooling, gas fireplaces, and expansive windows. Its location offers immediate access to nature trails, beaches, and the Royal Bay community.
Ocean Grove began life as Aquattro, Peter Daniel's 50-acre plan for 563 condos and townhomes on the Esquimalt Lagoon, including three 12-storey towers. Financing collapsed and a receiver was appointed in February 2010 with 88 homes complete; Seacliff Properties bought the unsold units and about ten hectares and renamed the site. This building was built by Farmer Construction with 2x6 framing and cement-fibre siding, and the geothermal system that heats and cools the suites is paid through the strata fee, which runs roughly $460 to $600 a month depending on size.
Suites have nine-foot ceilings and central air conditioning, from one-bedroom-and-den plans around 770 square feet to a 1,600-square-foot main-floor corner. Underground parking, storage lockers, bike storage and standard-plug EV charging come with the building. Listings report up to two pets with no size restriction; confirm with the strata. The lagoon's bird sanctuary, a 13-acre park with a heritage apple orchard and the Royal Roads forest are at the door.
