About the building
Tuscany Village is a four-storey mixed-use development located in the Lambrick Park neighbourhood of Saanich, BC. Completed in 2007, the building comprises residential units on three levels above commercial retail spaces, including a Thrifty Foods grocery store. The development features Mediterranean-inspired architecture with arched doorways and stucco finishes. Residents enjoy a vibrant community atmosphere with convenient access to shopping, dining, and public transit.
Tuscany Village is registered as strata plan VIP78262, a stucco building on a poured-concrete foundation whose homes sit on three levels above a 75,000-square-foot shopping centre on a 3.5-acre site, with about 345 surface and underground stalls; Thrifty Foods, Rexall, a CIBC branch and a dozen other tenants fill the ground floor, and the centre was described at its 2007 opening as the first commercial plaza built in Saanich in generations. Citified counts 91 homes across the centre, while strata records show 59 at 1620 McKenzie, so the homes appear to be split between 1620 and 1642; one listing gives 2005 rather than 2007.
Suites have nine-foot ceilings, arched doorways, hardwood, granite counters, maple cabinets and fireplaces, with top-floor homes at ten feet with skylights and, in some cases, private rooftop gardens; a recent listing carried a strata fee of about $645 a month. The building has an elevator, bike storage, a communal garden with a barbecue, video surveillance and secure underground parking, and the strata allows cats and dogs. UVic is a ten-minute walk east along McKenzie.
