About the building
Maple Terrace is a well-maintained 4-storey residential building located at 2527 Quadra Street in the popular Hillside/Quadra neighborhood. Built in 1993, this complex offers approximately 32 units and is perfectly situated just steps from the shops and amenities of Quadra Village and the Crystal Pool. Residents enjoy spacious floor plans with cozy gas fireplaces, large balconies for outdoor living, and parking for each home.
Maple Terrace is registered as strata plan VIS2611, a stucco building on a poured-concrete foundation with a tar-and-gravel roof and an elevator; strata records count 29 homes. The strata fee covers the caretaker, water and the gas for the fireplaces and runs around $480 a month. Suites are two-bedroom, two-bathroom plans of about 925 to 970 square feet with electric baseboard heat, and a few ground-level homes open onto patios; not every home has a storage locker.
The pet bylaw reported in listings allows two cats and one dog, and there is no age restriction; confirm with the strata, which listings describe as well managed. Quadra Street at Kings is in the middle of Quadra Village, with the grocery stores, cafés and buses at the door and downtown a ten-minute walk.
About Hillside
Hillside is the MLS name for Victoria's Hillside-Quadra neighbourhood, the area between Tolmie Avenue, Blanshard Street, Bay Street and Cook Street. Despite the name, Hillside Shopping Centre sits just east of the line in Oaklands and Mayfair Shopping Centre is just west in Burnside; both are within walking distance, which is why listings often mention them. The neighbourhood was farmland until the end of the nineteenth century and is still mostly ground-oriented housing, with apartment and condominium buildings concentrated along Quadra Street, Hillside Avenue and Blanshard.
Quadra Village, around Quadra and Hillside, is the commercial heart, with grocery stores, cafés and restaurants, and the City's plan designates it a large urban village. Topaz Park is the citywide sports park, Summit Park protects a hilltop Garry oak meadow with views over the city, and there are about 43 acres of parkland in total. Quadra Elementary, Cloverdale Traditional and S.J. Willis are the schools. Routes 4, 6 and 9 run along Hillside, Quadra and Cook to downtown, Royal Oak and UVic, downtown is a ten-minute ride, and the airport is about half an hour. The City expects mixed-income redevelopment of the Quadra West sites, including Evergreen Terrace and the former Blanshard School.
