About the building
Vivid at the Yates is a modern 20-storey residential tower located in Victoria's Harris Green district. Developed by Chard Development and completed in 2021, the building was a landmark pilot project offering below-market homeownership opportunities exclusively to middle-income BC residents. The building features contemporary interiors and extensive resident amenities, including a rooftop terrace with 360-degree views, BBQ stations, fire pits, community garden plots, and a dog run.
Vivid was designed by Musson Cattell Mackey Partnership as the second of Chard's two towers on the through-block site between Yates and Johnson, sharing a landscaped garden with The Yates on Yates next door. Its 135 homes are one-bedroom, one-bedroom-and-den and two-bedroom plans of roughly 475 to 1,000 square feet.
The building was financed with a low-interest construction loan from BC Housing, which is what allowed launch prices of about $275,000 to $550,000, roughly 8 per cent below market at the time. Buyers had to be Canadian citizens or permanent residents who had lived in B.C. for a year and owned no other property, and they committed to living in their home for two years before selling. About 1,500 people registered and the building sold out. On a resale, ask the listing agent whether any of the program's conditions still apply. Retail wraps the ground floor on Johnson Street, and Harris Green's shops and restaurants are at the door.
