About the building
Stonegate is a boutique residential building centrally located in Langford's vibrant downtown core, just steps from Westshore Town Centre and the Langford Station Cultural District. Built in 2010, the four-storey West Coast-style complex comprises 24 spacious condominium residences known for their open floor plans, 9-foot ceilings, and exceptionally large private balconies or garden patios (some up to 490 sq. ft.). The building offers a pet-friendly and rental-friendly environment with amenities such as secure underground parking, video surveillance, bike storage, and a large common south-facing patio.
Stonegate is registered as strata plan VIS7046, built on a poured-concrete foundation with stone and cement-fibre exterior and an asphalt-shingle roof; strata records and listings date it to 2011. Two-bedroom, two-bathroom suites run about 1,040 to 1,080 square feet with electric heat and electric fireplaces, and the roof and exterior paint have been renewed recently. Strata fees are around $530 a month and cover insurance, water, garbage, management and grounds.
Each home has one underground or attached stall and a storage locker, and the building has an elevator. Listings describe no age restriction and limited pet restrictions; confirm with the strata. Peatt Road is a block from the Goldstream Avenue shops, Veterans Memorial Park and the Langford bus exchange, and a short walk from the Royal Roads Westshore campus.
About Langford Proper
Langford Proper is the MLS name for the centre of the City of Langford: the Goldstream Avenue strip, Station Avenue, Claude Road and the blocks around Veterans Memorial Park and Langford Lake. Langford incorporated in 1992, became a city in 2003 and was the fastest-growing community in British Columbia at the 2021 census, and its downtown is the newest high-density core in Greater Victoria. Almost all of the housing here is condominium, apartment or townhome stock built since the early 2000s, with towers of 18 storeys and more now proposed around Peatt Road and Goldstream Avenue.
The neighbourhood is unusually well served for its size. Langford Lake and the Ed Nixon Trail sit a few blocks from the shops, the YMCA-YWCA aquatic centre and library opened in 2016, and City Centre Park, Eagle Ridge Community Centre and Starlight Stadium, home to Pacific FC and Rugby Canada, are at the west end of the core. Westshore Town Centre and the Millstream big-box stores handle most errands. Belmont Secondary is on the lake. Langford Exchange is the West Shore transit hub, and the Route 95 RapidBus runs from there to the Legislature about every fifteen minutes; the Galloping Goose crosses the city, and the drive downtown is about twenty minutes outside rush hour.
