About the building
The Residences on Sooke Harbour is a premier 4-storey waterfront development located at 1820 Maple Avenue South in the heart of Sooke. Completed in 2021 by Fitzpatrick Enterprises, this award-winning luxury building features 27 spacious condominiums designed to maximize natural light and panoramic views of the harbour. Residents enjoy high-end finishes, and a shared harbourside fitness studio, with the federal wharf and marina next door.
The Residences on Sooke Harbour was built by Homewood Constructors to a design by Carolynn Wilson Architect, a wood-frame building with underground parking and two ground-floor commercial units of roughly 2,050 to 2,300 square feet each. Construction ran from 2019 to 2021 on the lot beside the federal wharf at the foot of Maple Avenue South, next to the Wild Mountain restaurant, and it was billed at launch as Sooke's first condominium project in nearly a decade. The 27 homes run from 739 to 1,274 square feet in one-, two-, two-plus-den and three-bedroom plans; the penthouse sold in late 2021 for about $1.1 million, roughly $1,160 a square foot.
Suites have over-height windows, gas fireplaces, soaker tubs and a mix of radiant floor and electric baseboard heat. A 1,265-square-foot suite carried a strata fee of about $675 a month, and the strata allows pets with limits on number and size. The parkade is gated with bike and kayak storage, and the marketing lists a shared harbourside fitness studio, glass-enclosed decks, heated porcelain floors and quartz counters, with interiors by JC Scott. The award on record is Homewood's Award of Excellence in the multi-family condominium category at the 2022 Capital Region Commercial Building Awards.
