Six Mile is an MLS sub-area in the Town of View Royal, on the forested hillside between the Trans-Canada Highway and Sooke Road, bordered by Mill Hill and Thetis Lake regional parks. It takes its name from the Six Mile Pub at 494 Island Highway, built in 1855 as the Parsons Bridge Hotel and one of the oldest roadhouses in British Columbia. View Royal's own neighbourhood map does not use the name, so the MLS area overlaps several municipal neighbourhoods and its edges are approximate.
Housing is mixed: mid-century houses, newer compact subdivisions, townhouses, a manufactured-home park and a growing number of condominium buildings along the Island Highway, including The Royale and Grand and Fir. View Royal is planning its town centre on this stretch of highway near Admirals Road, with large rental projects already approved. Thetis Lake's beaches and trails are the main draw, and the Juan de Fuca Recreation Centre, Q Centre arena and library are across the highway. The Island Highway RapidBus lanes under construction serve the Route 95 to downtown and Langford, Route 14 reaches Victoria General and UVic, and Langford's shopping is about ten minutes by car.
