About the building
Aspen is a four-storey West Coast contemporary residential building located in the Thetis Lake area of View Royal, part of the Lakeside Village community. Completed in 2008, the building offers residences with open layouts and 9-foot ceilings. Residents enjoy a nature-centric lifestyle with immediate access to the Galloping Goose Trail and Thetis Lake Park, alongside amenities such as a fitness center, secure underground parking, and pet-friendly strata bylaws.
Aspen suites run from about 850-square-foot two-bedrooms to 990-square-foot ground-floor corner plans, with nine-foot ceilings, granite counters, stainless appliances, electric fireplaces and in-suite laundry. Each home has a secure underground stall and a separate storage locker, there is a workout room and an on-leash dog area, and the strata allows up to two dogs or cats with no size limit; listings mention room for kayak and paddleboard storage.
The building backs onto the Galloping Goose Trail with Thetis Lake Park a few minutes' walk away, and the Trans-Canada Highway puts downtown Langford about five minutes away and downtown Victoria about twenty. Listings use the name The Aspen for both 101 and 201 Nursery Hill Drive, so the 44-unit figure may cover one building or both. A one-bedroom carried a strata fee of about $210 a month. No developer or strata plan number surfaced in public records; Lillian's Gate at 301 Nursery Hill is a separate 2021 building.
About Six Mile
Six Mile is an MLS sub-area in the Town of View Royal, on the forested hillside between the Trans-Canada Highway and Sooke Road, bordered by Mill Hill and Thetis Lake regional parks. It takes its name from the Six Mile Pub at 494 Island Highway, built in 1855 as the Parsons Bridge Hotel and one of the oldest roadhouses in British Columbia. View Royal's own neighbourhood map does not use the name, so the MLS area overlaps several municipal neighbourhoods and its edges are approximate.
Housing is mixed: mid-century houses, newer compact subdivisions, townhouses, a manufactured-home park and a growing number of condominium buildings along the Island Highway, including The Royale and Grand and Fir. View Royal is planning its town centre on this stretch of highway near Admirals Road, with large rental projects already approved. Thetis Lake's beaches and trails are the main draw, and the Juan de Fuca Recreation Centre, Q Centre arena and library are across the highway. The Island Highway RapidBus lanes under construction serve the Route 95 to downtown and Langford, Route 14 reaches Victoria General and UVic, and Langford's shopping is about ten minutes by car.
