View Royal is the town between Esquimalt and Langford along the Trans-Canada Highway, with about 11,600 residents and more than 700 hectares of parkland. It was incorporated in 1988 and takes its name from a 1912 subdivision marketed as View Royal; Craigflower Manor and Schoolhouse, built in 1856, are a national historic site at the Portage Inlet end, and the Four Mile and Six Mile roadhouses date from the 1850s. The MLS uses the town name for listings outside the Six Mile sub-area, so most of its condominium stock is along the Island Highway and Admirals Road and in the Helmcken and Hospital neighbourhoods around Victoria General Hospital.
Thetis Lake Regional Park, with McKenzie, Pike and Prior lakes, is the centrepiece, and Portage Park, Helmcken Centennial Park and 25 kilometres of trails connect to the Galloping Goose. Victoria General is the largest employer. The town is planning its centre on the Island Highway near Admirals, where RapidBus lanes have been under construction since 2024 and large rental projects are approved. Route 95 stops at Helmcken and Admirals on its way downtown and to Langford, Route 14 links the hospital to UVic, and downtown is about fifteen minutes by car.
