About the building
Lion’s Cove is a boutique 55+ condominium community located at 290 Island Highway in View Royal, BC. The low-rise (3-storey) building was completed in 1998 and features suites of roughly 830 to 920 sq ft designed for active living. The landscaped grounds include guest suites, social and workshop rooms, garden areas and a dedicated parking facility. Conveniently located near Eagle Creek Village, Gorge Vale Golf Club and transit routes, the building offers both practicality and lifestyle for its residents.
Lions Cove suites run from about 830 to 920 square feet in two-bedroom, two-bathroom plans, with secure underground parking, storage lockers and bike storage. The common amenities are the point of the building for its 55-plus residents: an activity room that seats about 70 with a kitchen and library nook, a workshop, two guest suites rented by the night, a barbecue area, vegetable gardens and an outdoor patio, with a resident social calendar of potlucks and dances. A top-floor two-bedroom listed recently carried a strata fee of about $480 a month, and cats and dogs are allowed.
Suite numbers run to at least 13 on the ground floor alone, so the unit count shown above understates the building; confirm it against the strata plan. Some suites have air conditioning. Victoria General Hospital and Island Highway bus routes are close, and the Admirals Walk shops are a few minutes' drive. A different Lions Cove at 2777 Barry Road in Mill Bay is a separate 2001 strata.
About View Royal
View Royal is the town between Esquimalt and Langford along the Trans-Canada Highway, with about 11,600 residents and more than 700 hectares of parkland. It was incorporated in 1988 and takes its name from a 1912 subdivision marketed as View Royal; Craigflower Manor and Schoolhouse, built in 1856, are a national historic site at the Portage Inlet end, and the Four Mile and Six Mile roadhouses date from the 1850s. The MLS uses the town name for listings outside the Six Mile sub-area, so most of its condominium stock is along the Island Highway and Admirals Road and in the Helmcken and Hospital neighbourhoods around Victoria General Hospital.
Thetis Lake Regional Park, with McKenzie, Pike and Prior lakes, is the centrepiece, and Portage Park, Helmcken Centennial Park and 25 kilometres of trails connect to the Galloping Goose. Victoria General is the largest employer. The town is planning its centre on the Island Highway near Admirals, where RapidBus lanes have been under construction since 2024 and large rental projects are approved. Route 95 stops at Helmcken and Admirals on its way downtown and to Langford, Route 14 links the hospital to UVic, and downtown is about fifteen minutes by car.
