About the building
Driftwood Court is a quiet, well-maintained 2-storey condominium complex located in Victoria's Gorge/Burnside neighborhood. Built in 1972, this self-managed community offers spacious floor plans that often include unique enclosed sunrooms and cozy fireplaces. Residents enjoy a peaceful atmosphere close to the Gorge Waterway and local parks, with strata fees that conveniently include heat and hot water.
Driftwood Court is a two-building strata (3160 and 3170 Irma Street) registered as strata plan VIS49, with a stucco exterior, poured-concrete foundation and asphalt-shingle roof. Sources date it to 1971–1973. There is no elevator and no underground parking, which keeps costs down: the strata fee covers hot water, water, insurance, garbage and yard care. Owners self-manage the strata and have replaced the roof, perimeter drains, boilers and windows and repainted the exterior.
One-bedroom suites of about 730 square feet are typical, some with a flex room, and bike storage, a shared barbecue and storage are on site. Listings mention the retro lobbies and the park-like grounds with mature trees. Uptown, Tillicum Centre and the Gorge Waterway are close, and one listing cites a Walk Score of 83.
About Burnside
Burnside is the MLS name for Victoria's Burnside-Gorge neighbourhood, roughly the area between Tolmie Avenue, Blanshard Street, Chatham Street and the Gorge waterfront west of Harriet Road. It is the most mixed neighbourhood in the city: a large industrial and commercial district around Rock Bay and the Douglas Street corridor, stable residential pockets in the northwest, and new apartment and condominium buildings going up along Gorge Road, Burnside Road and the Selkirk waterfront. The City's plan calls for most of Victoria's future growth to land on the Douglas Street corridor, which is also the planned rapid-transit spine.
Mayfair Shopping Centre is the retail anchor and is designated a town centre, Selkirk Village on the Gorge is a smaller urban village, and the Burnside Gorge Community Centre is on Cecelia Road. Gorge Park, Cecelia Ravine and Arbutus Park give the area more green space than its reputation suggests, and Point Ellice House on Pleasant Street is a national historic site. Phillips, Vancouver Island, Driftwood, Hoyne and Moon Under Water breweries are all within a short walk of each other, which has made the area a stop on the BC Ale Trail. The Galloping Goose crosses the waterway on the Selkirk Trestle, and the Inner Harbour is about twenty minutes on foot.
