About the building
Lady Jane is a boutique, 4-storey condominium building located in the sought-after Fairfield West neighbourhood, just steps from Cook Street Village and Beacon Hill Park. Built in 1979, the building offers 23 spacious suites, many of which feature enclosed balconies or sunrooms that maximize natural light. Residents enjoy a well-maintained community with desirable amenities including a guest suite, workshop, secure underground parking, and separate storage lockers.
Lady Jane is registered as strata plan VIS812, a stucco building on a poured-concrete foundation at the corner of Cook and Trutch streets, with an elevator; the strata fee covers building insurance, hot water, water, garbage, management and grounds and runs about $715 to $780 a month on the two-bedroom homes. Suites are two-bedroom, two-bathroom plans of roughly 1,070 to 1,505 square feet with electric baseboard heat.
Besides the guest suite and workshop there is a common room, bike storage, shared laundry and a storage locker for each home. Listings report pets allowed with number and size limits and a strata with many long-term owners under professional management; confirm current bylaws with the strata. Cook Street Village is across the street and Beacon Hill Park a block west.
About Fairfield West
Fairfield West is the half of Fairfield closest to Beacon Hill Park and downtown, roughly the streets around Cook Street Village, Oscar Street, Moss Street and Richardson Street. The MLS split between Fairfield West and Fairfield East is not an official boundary, so the two overlap along Moss Street and Fairfield Road. The area was Sir James Douglas's Fairfield Farm, and most of the houses went up between 1900 and 1913; today the streets hold Edwardian houses, 1960s and 1970s low-rise apartment buildings, many of which have converted to strata, and a handful of newer buildings like the 48-unit mixed-use project at 324 Cook Street.
Cook Street Village is the centre of daily life, with cafés, restaurants, a grocery store and Beacon Hill Park's 200 acres across the road. Dallas Road and the Strait are a few blocks south, the Moss Street Market runs Saturdays from spring to fall at Sir James Douglas school, and Five Corners at Moss and Fairfield Road is the smaller second village. Route 7 runs through Fairfield to downtown and UVic, and downtown is a five-minute drive or a twenty-minute walk through the park. The City's plan keeps growth here limited and focused around the two villages.
