About the building
Abstract Developments built this stand-out building, designed by de Hoog & Kierulf with MJM Architect, characterized by traditionally inspired architecture of brick and stucco. It is impeccably located in the Rockland neighbourhood, yet very close to the centre of Oak Bay. This 22-suite, 4 storey building was built in 2017. Luxury 1 and 2 bedroom homes feature open floor plans with hardwood floors, quartz countertops and custom cabinetry in the kitchen and bathrooms. Thoughtful details such as motion-sensitive under-cabinet lighting in the bathroom and sound minimizing underlay in the flooring demonstrate the attention to detail.
Oak Bay Avenue offers boutique shops, cafes and art galleries, while the Rockland neighbourhood boasts the classic architecture and grand homes of old Victoria. Spectacular location for the remarkable Maddison.
Maddison was designed by de Hoog & Kierulf with MJM Architect for Abstract Developments, which also built it, and the wood-frame building was planned to Built Green Silver with a 15-metre roof height; some records give the address as 1082 Richmond Avenue, the other side of the same corner. The 22 homes are 18 residences and four penthouses of 655 to 1,033 square feet, launched from about $375,000, with nine-foot ceilings, hardwood, heated bathroom floors and gas ranges.
Parking is gated and underground, with storage, a bike room and controlled entry, and the new-home warranty runs to 2027; the strata welcomes pets. Red Barn Market and the Oak Bay Avenue cafés are a block away, and the Oak Bay Village shops are a ten-minute walk east.
About Rockland
Rockland is the historic neighbourhood southeast of downtown and northeast of Beacon Hill Park, flanking Rockland Avenue between Fort Street, Oak Bay Avenue and Fairfield. The land was granted to James Douglas and J.D. Pemberton, and Cary Castle became the vice-regal residence in 1871; today's Government House replaced it after fires in 1903 and 1957, and its gardens are open to the public. Craigdarroch Castle, built for coal baron Robert Dunsmuir in the 1890s, and the Art Gallery of Greater Victoria on Moss Street are the other landmarks, and Christ Church Cathedral marks the downtown edge.
Rockland is one of Victoria's most affluent neighbourhoods, with estate-sized lots, Rattenbury and Maclure houses and a mature urban forest largely on private land. There is more rental and strata housing than the streetscape suggests: many of the grand houses were converted to suites in the mid-twentieth century, and heritage conversions and boutique condominium buildings line Rockland Avenue, Linden Avenue and the Fort Street edge. There is no commercial village inside the neighbourhood; residents walk to Cook Street Village, the Fort and Foul Bay shops or Oak Bay Avenue. Fort Street is a priority frequent-transit corridor, and downtown is a fifteen-minute walk.
