About the building

Rhodo is a collection of 20 contemporary townhomes located at 1712 Fairfield Road in the sought-after Gonzales neighbourhood. Completed in 2021 by Aryze Developments, the project features three 2.5-storey wood-frame buildings clustered around a central landscaped courtyard. The design emphasizes a connection to nature with direct access to Hollywood Park and high-end interiors featuring Bosch appliances.

Rhodo was developed by Aryze with Purdey Group and designed by SHAPE Architecture on the pair of lots at 1712 and 1720 Fairfield Road, so listings use either number. Council approved it in October 2019, a court petition over its height was dismissed the following month, and construction ran from 2020 to 2022, with the last homes selling in 2022. The 20 townhomes in three wood-frame buildings range from two 450-square-foot one-bedrooms sold through the CRD's affordable programme to a 2,330-square-foot four-bedroom, with most plans three-bedroom at 1,320 to 1,540 square feet; some patios step down into Hollywood Park. A single level of underground parking holds 22 cars and 41 bikes, with a dog wash and paddleboard and kayak storage.

Finishes include Bosch appliances, quartz, oak floors, vaulted ceilings and skylights, under metal roofs. Heating is electric baseboard rather than radiant floors. Strata fees run from about $390 a month on a 985-square-foot home to $960 on 2,420 square feet, and pets are allowed with restrictions. Fairfield Plaza is a few minutes' walk and Gonzales Beach is ten minutes south.

About Fairfield East

Fairfield East is the half of Fairfield toward Oak Bay and Gonzales, roughly the streets around Fairfield Road east of Moss Street, Redfern Street, Fairfield Plaza and the Ross Bay waterfront. The MLS split between Fairfield West and Fairfield East is not an official boundary, so the two overlap along Moss and Fairfield Road, and this side shades into Gonzales at Foul Bay Road. The houses are mostly Edwardian and inter-war, with low-rise apartment and condominium buildings along Fairfield Road and newer infill such as the Rhodo townhomes at 1720 Fairfield Road.

Fairfield Plaza, across from Ross Bay Cemetery, is the local shopping centre, with a grocery store, pharmacy and cafés, and the City's plan names it and Five Corners as villages to enhance while keeping growth elsewhere limited. Ross Bay Cemetery, the resting place of Emily Carr and more than 20,000 others, is a heritage site and a popular walk, Clover Point and the Dallas Road waterfront are a few blocks south, and Moss Rock and Robert Porter parks are the neighbourhood green spaces. Sir James Douglas and Margaret Jenkins elementaries serve the area. Route 7 runs along Fairfield Road to downtown and UVic, and downtown is a five-minute drive.
