About the building
The Sandpiper is a 14-storey steel and concrete high-rise located at 1630 Quadra Street on the edge of the North Park and Downtown neighborhoods. Built in 1982, the building comprises 120 units and is well-regarded for its solid construction and investment potential (rentals allowed). Amenities include a fitness centre, steam room, and a social lounge with a large sundeck offering panoramic city views.
Sandpiper is registered as strata plan VIS1211, a concrete tower with brick facing and a tar-and-gravel roof whose roofline stands about 143 feet above Quadra Street, and strata records and listings agree on 14 storeys. The strata fee, about $345 a month on a 560-square-foot suite and roughly $400 on 740 square feet, covers hot water, water, building insurance, the full-time caretaker, garbage, management and the recreation facilities, which include the gym, steam room and sauna, a residents' lounge with a large deck, a commercial-grade shared laundry and bike storage. Heating is electric baseboard.
Parking and storage are allocated from a strata waitlist of a few months and rented from the strata. Pet rules vary by listing, from two cats or one small dog to simply pet-friendly, so confirm the bylaw; the building is non-smoking with no age restriction. Mayfair and Uptown are a short bus ride north and the Quadra Street buses stop outside.
About Central Park
Central Park is an MLS sub-area in Victoria's North Park neighbourhood, taking in the streets around Central Park itself between Quadra, Vancouver and Caledonia. The park was North Park's namesake green: the City bought almost seven acres from the Finlayson estate in 1906, making it Victoria's second-oldest park, and the surrounding Rock Bay estate was subdivided over the following years. Most houses date from 1907 to 1913, and the area's early residents included several of Victoria's wealthy Chinese merchant families.
The housing is a mix of Edwardian and Arts and Crafts houses, older low-rise condominium buildings such as the 1989 strata at 947 Caledonia, and newer apartments along Quadra and Pandora, where the City's plan allows high-density mixed use. Royal Athletic Park, Crystal Pool and the Victoria Curling Club are across the street, Mason Street Park and George Jay Elementary are a block or two away, and the North Park Village shops on Cook Street and Quadra Street are a short walk. The $209-million replacement for Crystal Pool is planned for the north side of the park. Downtown is a ten-minute walk, and Quadra Street buses run through the neighbourhood.
