About the building
The 834 is a striking 15-storey concrete and steel high-rise developed by Chard Development in the vibrant Harris Green district of downtown Victoria. Completed in 2011, the building is celebrated for its modern West Coast architecture, featuring a 4-storey brick podium and space-savvy interiors with 9-foot ceilings and gourmet kitchens. Residents enjoy premium building amenities including a residents' media lounge, a workshop, and a massive rooftop terrace with outdoor BBQ facilities and panoramic views of the Inner Harbour and Sooke Hills.
The 834 was designed by Musson Cattell Mackey Partnership for Chard and is registered as strata plan EPS522; strata records count 112 homes and some sources count 14 floors rather than 15. The concrete tower has a full rain-screen envelope with a brick-and-metal exterior, a green roof and a living green wall.
The amenity list is unusually long for a building of its size: a lobby with commissioned art, a theatre lounge with an HD projector, a media room, a courtyard with a barbecue, and rooftop and herb gardens. Every suite has a hose bib and a natural-gas barbecue hookup on the balcony, hardwood floors, quartz counters and in-suite laundry, and the penthouse collection adds heated bathroom floors. Bike storage, lockers and parking are underground. One-bedroom suites start around 510 square feet with strata fees in the high $300s. Johnson Street's restaurants, the Yates Street cinemas and Market on Yates are all within two blocks.
