About the building

The Falls is a prestigious double-tower landmark located at 707 Courtney Street in the heart of downtown Victoria. Completed in 2009 by renowned developer Westbank, the building is celebrated for its dramatic cascading waterfalls and resort-style amenities, including an outdoor pool, hot tub, and fitness center. Residents enjoy luxury interiors with floor-to-ceiling windows, granite countertops, and air conditioning, all situated just steps from the Inner Harbour, Empress Hotel, and the city's finest dining.

The Falls was designed by James KM Cheng Architects with landscape architecture by PFS Studio, and Westbank's own record puts it at 197,000 square feet with 155 homes. The two towers rise from a shared retail podium at Douglas and Courtney, one taller than the other, and the waterfalls run from the top of the taller tower to the street. The building is registered as strata plan VIS6797 and heated and cooled by individual heat pumps.

The strata fee covers building insurance, a caretaker, gas, hot water, water, garbage, management and the recreation facilities, and runs close to $1,000 a month on a 1,500-square-foot suite. Beyond the pool, hot tub and gym there is a car-wash bay. Suites seen in recent listings run from one-bedrooms of about 810 square feet to two-bedrooms of 1,540 square feet. Listings report pets allowed; confirm the details with the strata. The Empress, the Royal BC Museum and the Inner Harbour causeway are two blocks away.
