About the building
The Tides at Cordova Bay is a boutique 4-storey condominium development by Città Group, situated steps from Cordova Bay Beach. Completed in 2025, the building comprises 17 luxury homes featuring West Coast design elements and sustainable materials. Residences offer spacious 1- and 2-bedroom plus den layouts, ranging from 987 to 2,066 sq ft, with interiors designed for seamless indoor-outdoor living.
The Tides at Cordova Bay was built by Città Construction to a design by KPL James, now Continuum Architecture, on two lots at 986 and 990 Doumac Avenue after Saanich council rejected a 25-home proposal for the site in 2017; the 17-home scheme that followed was designed to read as three storeys from the street and certified Built Green Gold. Homes run from 987 to 2,066 square feet, priced from about $780,000 to $2.1 million at launch, with nine-foot ceilings, ten-foot raised ceilings in the living rooms of the lower floors, heat pumps with mini-split heads, KitchenAid appliances with gas ranges, heated tile floors and covered balconies with gas hookups; the two penthouses have living green roofs, double-sided fireplaces and three parking stalls each.
Parking is covered and above ground with EV conduit, there is bike and scooter storage, and strata fees were estimated at about 36 cents a square foot a month. Cordova Bay beach is about 250 metres away through McMorran Park, and the Tru Value Foods site next door is slated for redevelopment with around 90 homes and shops.
